Federan provides residential, recreation, leisure, Sports, & athletics facilities for low-income populations, children who are guardians of the state and individuals with disabilities. We provide educational products and services to at-risk populations.

HOUSING

Properties for Purchase

Federan will acquire, renovate/refurbish and make residential properties available for purchase at affordable prices. Housing units and/or lots will be acquired through open market negotiations, and special programs such as HUD and Local Government auctions. Available units will be advertised as specified above and will be offered below current market rates unless economically unfeasible.  Federan will accept offers and follow standard procedures for purchasing property as defined by the pertinent State.

In addition to the renovation/rehabilitation of properties, Federan will also purchase lots as they become available and engage in construction of housing units as resources allow.  Federan will engage in community revitalization/development and develop and manage a database of properties registered for sale in the geographic location identified as the service area.  Federan may assess a registration fee for the listing of properties and will also assess a sale fee upon sale of the property.  The sale fee will be a percentage of the cost of the property.

Properties for Lease

Federan will acquire, renovate/refurbish and make residential properties available for lease at affordable rates.  Housing units and/or lots will be acquired through open market negotiations, and special programs such as HUD and Local Government auctions. Available units will be advertised as specified above and will be offered below current market rates unless economically unfeasible.  Federan will accept offers and follow standard procedures for purchasing and leasing property as defined by the pertinent State.

In addition to the renovation/rehabilitation of properties, Federan will also purchase lots as they become available and engage in construction of housing units as resources allow.  Some of these properties will be constructed to be rental properties including units for short-term emergencies. Federan will reserve set percentages of units for clients who are living below the poverty line and/or are accessing public assistance.  Where possible Federan will engage in community revitalization/development to the extent where such activity furthers its mission and serves immigrants.  Federan will also develop and manage a database of properties registered for rent/lease in the geographic location identified as the service area.  Federan will assess a lease/rental fee upon lease/rental of the property.  The lease/rental fee will be a percentage of one years rental/lease as evidenced in the contract.

Property Management

Federan will manage rental/lease properties on behalf of property owners such that Federan will be able to provide more housing to its clients.  Management services will include renovation/rehabilitation, infra-structural maintenance, and housekeeping where applicable. Management services will not be restricted to residential properties but may also include commercial, and/or properties providing social amenities/services. Federan will follow standard procedures of property management as defined by the pertinent State.

Federan will also develop and manage a database of non-residential properties registered for rent/lease in the geographic location identified as the service area in so far as these properties are being managed by Federan.  Federan will assess a lease/rental fee upon lease/rental of the property.  The lease/rental fee will be a percentage of one years rental/lease as evidenced in the contract.

Real Estate Counseling, Training, and Financing

Federan will provide services that involve counseling, training, and identification of financing for prospective homeowners.  These services will be provided in collaboration with other community-based organizations that have a reputation of providing high quality training, and/or competitive mortgage services in these areas.  Candidates will be referred to the mortgage providers who will provide these services independent of Federan.  Organizations providing counseling and training may be contracted as independent contractors.

Counseling and Training

Federan will facilitate counseling and training that seeks to :

  1. Provide information on the process of purchasing real estate.
  2. Provide information regarding building inspection.
  3. Provide information regarding securing financing to purchase property. This will also cover credit management/repair.

Workshops will be provided in conjunction with individual counseling that will move clients towards preparation for home purchase.
